Prefer site area abt 200 ac, with large clubhouse able to host & accomodate larger events. Stabilized operations with a cap rate > 10%. OR value-add golf properties with low net income, but price would then need to reflect the lack of adequate income. >> Not interested in discussing "development potential." Prospective Buyer is interested in purchasing land + the golf course business. No premium will be considered for future development potential that may never occur.
